How to buy Real Estate in the Okanagan
It’s a difficult task being a buyer in today’s market. I know, I know. There’s so MUCH information out there: It took .85 seconds for Google to find me over 1 million solutions to “how to buy real estate in the Okanagan”.
Re/Max.ca has videos, a “how to find an agent” button, a newsroom button and gasp…wait for it: a “helpful” blog.
Realtor.ca will let me sign up for notifications (about homes coming on the market, I guess, right?), and the possibility of living “WITH NO REGRETS”. (I suppose that would only relate to buying the perfect home, right?)
Anyway, the point is…how DO you buy a home in the Okanagan given today’s market condition?
Here’s my secret: Start with the realization that, really, truly, honestly…the more things change the more they stay the same. Many are calling this market “crazy” or “hard to understand” and fingers are being pointed in every direction for the “lack of supply”.
But the fact is, the hard truth is: It’s always like this. At least in some form or another, the ever changing market is actually, always the same, when you get right down to it.
Sellers want to sell for the most money possible and buyers want to buy for the least money possible. That’s it. Once you have that understanding, then we can move on to key factors such motivation (reason to buy or reason to sell), and more importantly, LEVELS of motivation: how bad to you really want to sell…how bad do you really want to buy?
Then, let’s get on with two fundamental basics: Supply. Demand.
And, lastly…for now: Remember that Canada is still a free country. That seller is allowed to try to sell their place for whatever price they want…and that buyer is allowed to not buy it for that price.
Hope this helps in understanding why it’s ALWAYS difficult to make a buying decision, and why the best time to buy real estate is always…last year.
